When the UAE demands a manager's cheque
- Property purchases: the transfer at the trustee office is settled by manager's cheques to the seller (and to the developer or bank for liability settlements).

How to get a manager's cheque (step by step)
- Ensure the account holds the full amount plus the fee; the bank debits immediately.
- Request the cheque: at any branch of your bank with your Emirates ID and account details, or through digital banking where offered (several UAE banks accept manager's cheque requests in-app with branch or courier collection).
- Provide the exact beneficiary name. This is the critical field: manager's cheques are effectively payable only to the named beneficiary, and the trustee office or counterparty will reject a misspelled name. Confirm the exact legal name in writing before requesting.
- Pay the fee (typically AED 20 to 50 depending on the bank).
- Collect and verify: check beneficiary spelling and amount before leaving the counter. A correction means cancelling and reissuing, which takes time you may not have on transfer day.
Cancelling or refunding a manager's cheque
Unused manager's cheque (deal fell through, wrong details): return the ORIGINAL cheque to the issuing bank with a cancellation request; the bank verifies it has not been presented and refunds your account, sometimes same-day, sometimes after a processing period per the bank's policy. A LOST manager's cheque is harder: expect an indemnity process and a waiting period before reissue or refund, because the bank has guaranteed that instrument to whoever holds it.
